Adelaide Airport is located on Commonwealth land, which means the airport operates differently to a typical commercial or industrial estate.
In many ways, Adelaide Airport functions like a small city. Adelaide Airport Limited (AAL) is responsible for the management and operation of roads, utilities, infrastructure, maintenance, planning, security, landscaping and many of the services that would traditionally be managed by local government or external providers.
This allows us to deliver a coordinated approach to maintaining and improving the airport precinct while supporting the thousands of businesses, employees and visitors who use the airport every day.
Electricity
If your premises are connected to the Adelaide Airport Limited (AAL) electricity embedded network, your electricity will be supplied via this network, which operates under exemptions granted by the Australian Energy Regulator (AER).
Electricity charges are billed directly by Adelaide Airport in accordance with the terms of your lease , licence agreement and/or electricity agreement /terms and conditions). You will receive a monthly invoice via email.
If your premises are directly connected to the SA Power Networks distribution network:
- Electricity network services are provided by SA Power Networks.
- Electricity supply charges may be invoiced by your chosen electricity retailer.
- Network outages, defects and connection enquiries should generally be directed to your electricity retailer.
- Any proposed alterations to electrical infrastructure within your tenancy will still require AAL approval
AAL Embedded Network Customers
If your premises are connected to the Adelaide Airport Limited embedded electricity network:
· Electricity network services and electricity supply are provided by Adelaide Airport Limited under exemptions granted by the Australian Energy Regulator under the National Energy Retail Law and National Electricity Rules. These exemptions allow Adelaide Airport Limited to operate and supply electricity within the relevant airport embedded networks, subject to applicable exemption conditions:
· AER-N-0011/2012 – Network exemptions NR1 and NR5 for the Adelaide Airport site granted on 4 May 2015; and
· AER-R 0018/12 - Retail exemptions R1 and R5 for the Adelaide Airport site granted on 1 February 2013.
- Electricity charges are billed directly by Adelaide Airport Limited.
- Metering, network maintenance and billing enquiries should be directed to Adelaide Airport Limited
- Planned outage notifications will be issued by Adelaide Airport where applicable.
· Important notice: Adelaide Airport Limited is not an authorised electricity retailer or registered network service provider. Adelaide Airport Limited sells and supplies electricity within its embedded electricity networks under exemptions granted by the Australian Energy Regulator. This means that some protections that apply to customers of authorised retailers or registered network service providers may not apply in the same way to customers supplied under these exemptions.
Electricity charges for customers connected to the Adelaide Airport Limited embedded electricity network are calculated using approved Adelaide Airport Limited metering infrastructure and applicable electricity tariffs.
· Metering: Your premises are individually metered. You will receive bills based on actual consumption. AAL may undertake meter maintenance, inspections, testing, upgrades or replacements from time to time to ensure the ongoing integrity of metering data.
Billing Frequency: Bills are issued monthly
Terms and Conditions: Depending on your arrangement with us, the terms and conditions for electricity supply may be contained in a separate electricity supply agreement or incorporated into your lease, licence or other occupancy agreement.
Tariffs: Current tariff schedules are available on request. Where your tariff or applicable charges change, we will provide notice in accordance with the requirements that apply to your customer category and supply arrangement.
· Renewable energy options: Adelaide Airport Limited can provide renewable electricity options to meet your requirements. Please contact the team via an Account Query through the Tenant Portal for more information.
· Data: If you wish to access your historical billing and usage data, you can refer to your previous invoices or submit an Account Query .

For non-urgent faults or maintenance issues, please submit a Maintenance Request through the Tenant Portal.
We encourage tenants to reduce energy consumption wherever possible by:
- Switching off lights and equipment when not in use
- Using LED lighting where practical
- Setting air conditioning to efficient operating temperatures
- Reporting maintenance issues promptly
- Selecting energy-efficient equipment and appliances when upgrading
Who supplies my electricity at Adelaide Airport?
If you are connected to the airports embedded electricity network, your electricity is supplied by Adelaide Airport Limited under AER exemptions. If your premises are directly connected to the SA Power Networks distribution network, your electricity supply arrangements will generally be managed through your chosen electricity retailer.
Adelaide Airport Limited is responsible for owning, operating or controlling the embedded network infrastructure, such as metering, wiring and equipment within the site.
What should I do if I'm experiencing financial hardship?

Who do I contact if there is a power outage?
Contact the Airport Coordination Centre (ACC) on (08) 8154 9444 for urgent assistance.
Essential Services
All roads within the Adelaide Airport precinct are owned and managed by Adelaide Airport Limited.
Unlike most commercial properties, roads within the airport are not managed by local council. This means Adelaide Airport is responsible for:
- Road maintenance and repairs
- Line marking and signage
- Landscaping and streetscapes
- Street lighting
- Traffic management
- Shared infrastructure and public areas
If you identify damage to roads, signage, lighting or other shared infrastructure within the precinct, please submit a Maintenance Request
Water services are provided throughout the airport precinct and may be charged in accordance with your lease agreement.
If you experience:
- Water leaks
- Loss of water supply
- Damaged plumbing
- Drainage issues
- Water pressure problems

For billing enquiries relating to water consumption, please submit an Account Query
Internet and telecommunications services are generally managed directly by tenants.
Most airport properties have access to NBN services, however connection arrangements may vary depending on the location and age of the building.
We recommend organising your telecommunications services as early as possible when moving into a new tenancy.

Waste Management
Terminal 1 Tenants
Waste and recycling services within Terminal 1 are managed by Adelaide Airport.
For information on waste disposal locations, recycling requirements and bin compactor access, visit the Tenant Waste Management page.
Non-Terminal Tenants
For tenants located outside Terminal 1, waste collection and disposal are generally the responsibility of the tenant.
Tenants are responsible for:
- Engaging a waste collection provider
- Providing suitable bins and waste storage areas
- Ensuring waste is stored safely and securely
- Preventing litter and illegal dumping
- Complying with environmental and safety requirements

Notice of Works
From time to time, maintenance, upgrades or emergency repairs may affect utilities and services across the airport precinct.
Where possible, Adelaide Airport will provide advance notice of any planned interruptions to:
- Electricity
- Water
- Communications
- Roads and access
- Shared infrastructure
Notices will typically be distributed via the Tenant Portal and to nominated tenant contacts.
